Office prices in Paris's 8th: what the price per desk really covers

Facade of a serviced office in Paris's 8th arrondissement

The 8th arrondissement is the most expensive part of Paris for office space: a median of €690 per desk per month, against €610 for Paris as a whole.

But that median hides the main point. Ten spaces in the 8th are offered at under €450 per desk, and the cheapest is €299. The 8th isn't an arrondissement where searching is pointless: it's one where you need to know what to look for.

The paradox: the 8th has more affordable listings than the 11th

It's the most counter-intuitive figure in our survey.

Spaces with a listed priceOf which under €450Share
Paris 8th (most expensive)721014 %
Paris 11th (least expensive)22941 %

In absolute terms, the 8th offers more choice under €450 than the 11th. The explanation is mechanical: a sought-after arrondissement concentrates far more listings, and therefore more affordable ones too — even if they are proportionally rare there.

The practical consequence: ruling out the 8th from the outset on the strength of its median is a mistake. It's worth searching there, knowing that you're looking for a minority of listings.

What explains these €400 listings

Some operators in the 8th offer simpler set-ups: fewer common areas, fewer shared services, but efficient spaces that are pleasant to work in. Symphony is one example, at around €400 per desk.

That's the key to reading the whole arrondissement: what drives the cost is the common areas and services, as much as the address. An operator that pares back the shared spaces can offer the 8th at an 11th-arrondissement price.

What the premium buys, when you pay it

The address, and what it signals

A Champs-Élysées, Triangle d'Or or Monceau address has a real effect on certain audiences: investors, key accounts, international clients. But that effect is far from equally useful to everyone. A company whose clients never come to the office is paying for a signal that serves no one.

Density, the quietest variable

A desk generally takes up 4 to 10 m² of private space. In business centres and coworking spaces, that area doesn't include the common areas: the weighted area, which adds them back in, is more like 8 to 12 m² per desk.

It's the number one source of error in comparisons. Two listings advertising "6 m² per desk" and "10 m² per desk" don't necessarily describe the same thing: one may refer to private space alone, the other to weighted area.

Always ask for: the private area, the weighted area, and what each one covers. Without both figures, two prices per desk can't be compared.

Building amenities

Staffed reception, concierge, plenty of meeting rooms, sometimes a gym or a rooftop. Each step up the range adds 10 to 30% per desk. The test is simple: how many people in your team will really use it every week? A gym used by two people out of thirty is a cost line.

Transport

Saint-Lazare, Miromesnil, Charles-de-Gaulle–Étoile: transport links in the 8th are among the best in Paris. For a team commuting from all over the Île-de-France region, that means time saved every day and a selling point when recruiting. It's probably the most defensible part of the premium, because it benefits everyone, every day.

Two negotiation levers specific to the 8th

The commitment period

Under a service agreement, the commitment ranges from 1 to 36 months. Most operators prefer the security of a long term, and so have far more room for manoeuvre when a client commits for 24 months rather than 6.

It's not a given, but it's the general rule — and it's a lever few tenants use. If your outlook is stable, saying so early is often worth more than haggling over the listed price.

The start date

Operators generally hold a space up to three months ahead. The sooner you move in, the better it suits them: that's a direct negotiating argument.

Some will agree to hold it for longer — this is particularly true right now, in a tight market — but they then require at least a signed contract and the security deposit.

The other levers are set out in our guide negotiating your flexible office.

When the 8th is worth it, and when to look elsewhere

It's worth it if you regularly host clients or investors, if your team commutes from all over the Île-de-France region, or if your business needs to be close to the ecosystems concentrated in the area.

Look elsewhere if your budget won't stretch and you've explored the leaner options without success. Moving slightly away from your dream address is often what brings a project within budget:

  • The 9th comes in at €650, €40 less. Opéra and Saint-Lazare are right next door: you keep much of the address and the transport links.
  • The 17th comes in at €551, €139 less. Batignolles and Ternes border the 8th.
  • La Défense, on the Puteaux side, comes in at €503 — €187 less for a top-tier business address, with a very different neighbourhood feel.

For a 15-desk team, a monthly difference of €187 adds up to €33,660 a year.

Finding listings under €450, and the ones that aren't advertised

In a sought-after arrondissement, affordable listings are rare, hotly contested and often unadvertised: an operator that needs to fill a floor will grant a discount without publicising it. Our catalogue shows only part of what exists — as is true of every catalogue.

To uncover off-market or lower-priced offers, working with a broker is generally the simplest route.

  • It's free for you: the commission is paid by the operator or the landlord.
  • They know the market and the operators, the negotiation levers and the real margins.
  • They put competing offers head to head to strengthen your hand in the negotiation.
  • They gather and sift the offers. No more dozens of email threads, chasing spaces that never reply, or fifteen rounds of viewings. Your search becomes much simpler.

What these figures don't tell you

This survey covers 72 spaces in the 8th with a listed price. Those priced "on request" are probably at the upper end: the real market in the 8th is likely a little above this €690.

It's also a listed price, before negotiation. And one observation is one space, not one desk: a 300-desk site carries the same weight in the median as an 8-desk one.
