Setting up in Brussels, Luxembourg or Geneva: office prices compared

View of offices in a European business district

Brussels, Luxembourg, Geneva: three major hubs for setting up outside France, and three markets with very different prices. Here are the observed price ranges per desk, district by district, and the players to know in each.

Brussels: the European capital at a reasonable price

A dynamic, highly competitive market keeps prices moderate for a capital city: allow €400 to €450 per desk on average. The European Quarter (Schuman) and Avenue Louise sit at the top of the range (€500 to €600); on the outskirts (Zaventem, Auderghem) or with independent operators, private offices start at €300-350. Players to know: Silversquare, Spaces, Fosbury & Sons, Welkin & Meraki, Regus. For a district-by-district breakdown, see our guides managed offices in Brussels and coworking in Brussels.

Luxembourg: a tight market, high prices

Luxembourg's property market is under pressure, and flexible space has followed suit: €600 to €700 per desk on average. Kirchberg (business and EU institutions) and Cloche d'Or often exceed €750; around the station and in the city centre, expect more like €550 to €650. Operators in the market: Silversquare, Spaces, Regus, Color Business Center, The Office.

Geneva: the top of the price scale

The cost of living, high salaries and a shortage of office space make Geneva the most expensive of the three: CHF 800 to 900 per desk on average (€840 to €945). The hypercentre (Rues Basses, the banking district, Cornavin) easily reaches CHF 1,000 to 1,200 for high-end private space; move out towards Carouge or Lancy and you'll find desks at around CHF 600.

How to choose between the three

  • Budget and access to institutional Europe: Brussels, unbeatable value for money for a capital city.
  • Finance, funds, proximity to institutions: Luxembourg, expensive but strategic.
  • Private banking, an international profile, the highest standards: Geneva, provided you accept the budget.

In all three cities, the same rules apply as in France: compare several listings, look beyond the obvious district and negotiate (the gap of around 15% between listed and signed prices holds true internationally too; see our 8 negotiation levers).
