With 2 days of remote working a week, 50 employees often occupy only 35 to 40 actual desks: that ratio changes the floor area, the budget and the list of suitable buildings. Pin it down before you start viewing.

The real issue: timing

On searches of 15 to 50 desks, we see around 8 weeks to reach a decision; above 50 desks, cycles stretch to 6 months and sometimes longer (committees, finance sign-off, multi-team viewings). Since 2025, these timelines have lengthened markedly across the whole market. In other words: at 50 desks, start your search 4 to 6 months before your current lease or contract ends, especially if a lease with a 6-month notice period is involved.
