Office space for rent near Paris train stations

Do your teams often travel back and forth to London, Brussels, Geneva or Lyon? Do your clients arrive by train? Do your employees live in the Paris suburbs or elsewhere in France? In Paris, an office a few minutes' walk from a major station saves hours every week. The good news: the areas around the main stations are also where flexible office space is most concentrated. Here is what you will find around each station, and at what price, based on the listings in our catalogue in October 2026.

Prices excl. VAT, per desk per month, services included, based on the listings with a price in our catalogue (October 2026). Gare du Nord and Gare de l'Est are next to each other, so some of their spaces are counted for both. The median is not a minimum: around every station, some listings rent for well below it, and there are options for tighter budgets. These figures only show part of the market: many offices are not listed online.
Gare du Nord and Gare de l'Est: the natural base for European teams
Gare du Nord is Paris's gateway to northern Europe. Eurostar reaches London in just over two hours, Brussels in around an hour and a half and Amsterdam in just over three hours, and the RER B runs to Roissy-Charles-de-Gaulle airport. With Gare de l'Est close by, it is the best-connected neighbourhood in Paris for a company whose teams or parent company are in the UK, Belgium or the Netherlands.
The area is also more affordable than the historic business district: a median of around €600 to €650 per desk, compared with over €800 near Saint-Lazare, and entry prices below €400. Most options are managed offices in renovated Haussmann-era buildings, from the Faubourg Poissonnière to the Canal Saint-Martin. You will find every listing on our office space for rent in the 10th arrondissement page.
Saint-Lazare: the business heart of Paris, with transport on the doorstep
Saint-Lazare, one of the busiest stations in Paris, sits at the junction of five metro lines and the RER E. One of those lines is Line 14, which links the city centre to Orly airport. Its suburban trains (Transilien lines J and L) serve much of western and north-western Île-de-France: La Défense in about fifteen minutes, Saint-Cloud, Versailles Rive Droite, Nanterre, Argenteuil, Poissy, Cergy and Mantes-la-Jolie, while its mainline trains run to Normandy (Rouen, Caen, Le Havre). For a team whose employees live in the western suburbs or often travel in from Normandy, it is the most convenient address. Above all, the station stands right next to the Paris Central Business District (CBD): this is where the largest concentration of flexible office space in Paris is found, with more than 120 spaces within one kilometre.
It is the area of choice for consulting firms, financial companies and head offices that receive a lot of visitors, at the cost of higher rents. See the listings in the 8th arrondissement and the 9th arrondissement.
Gare de Lyon: south-east France, Switzerland and Italy
From Gare de Lyon, trains reach Lyon in around two hours and Marseille and Geneva in just over three hours, and continue on to Italy. The neighbourhood, which extends into Bercy, attracts major head offices and companies working with south-east France, Switzerland or Italy. Line 14 reaches Orly in around twenty minutes. There is less flexible office space here than in the north of Paris, and some of it is not listed online, so working with a specialist pays off all the more: see office space for rent in the 12th.
Montparnasse: western France and south-west Île-de-France
From Montparnasse, trains reach Bordeaux in around two hours and Rennes in under an hour and a half, with TGV services to Nantes, Le Mans and Tours. The station also serves south-west Île-de-France by suburban train (Transilien line N): Versailles-Chantiers, Saint-Quentin-en-Yvelines, Plaisir and Rambouillet, as well as Chartres by regional train. Four metro lines (4, 6, 12 and 13) meet here: a good address for a team split between Paris, the western suburbs and western France. Flexible office space right next to the station is limited, but the choice widens into the 14th and 15th arrondissements, where prices remain reasonable. See office space for rent in the 15th.
Choosing the right office near a station
- Start from your team's journeys, not just your clients': an office five minutes from Gare du Nord only makes sense if part of the team travels north regularly.
- Check which station exit you will actually use: some stations are huge, and two addresses 500 metres apart are not equally convenient.
- Think about meeting rooms: an office near a station tends to receive a lot of visitors passing through. Managed offices and business centres often include meeting rooms you can book by the hour.
- Keep your options open: a service agreement lets you adjust your space as the team grows. It is often the best arrangement for a first office, as we explain in our guide to opening an office in Paris as a foreign company.
