Private offices in coworking spaces: the complete 2026 guide

Coworking is no longer just open-plan areas for freelancers: think enclosed private offices, entire floors dedicated to a single company and hotel-grade services. This guide covers everything you need to know about the private office in a coworking space: options, prices, who it suits and how to choose.

The 3 coworking options
| Option | What it is | Who it's for |
|---|---|---|
| Desk in an open-plan area | A hot desk or dedicated desk in a shared space | Freelancers, very small teams, occasional use |
| Enclosed private office | An enclosed room for 1 to ~15 people, with all the venue's services | Small businesses and SMEs that want privacy plus shared services |
| Private office floor | An entire enclosed space dedicated to your company – managed-office style, within a coworking space | Teams of 15 to 40 desks or more |
What's included (and why it makes all the difference)
The real strength of coworking lies in its shared spaces and services: fully equipped meeting rooms, a café, reception, mail handling, events, and sometimes a roof terrace or gym. A team of 10 gets access to amenities it could never afford on its own, at a shared cost. Internet, cleaning, furniture and maintenance are all included in the monthly fee.
Prices in 2026
In Paris, expect to pay around €750 per desk per month on average for a private office in a coworking space (typical range €400 to €1,000 depending on area, standard and brand). In regional cities, prices are 20 to 40% lower. The full picture is in our guide to prices per desk, and the financial head-to-head in coworking vs managed office.
Coworking or managed office?
What we see on the ground: below 15 desks, coworking is virtually the only flexible option (managed offices that small are rare). Between 15 and 40 desks, both are worth pricing up, including private floors in coworking spaces. Above 40 desks, a managed office is usually the way to go. And for a business with a stable outlook of 3 years or more, a 3-6-9 lease (the standard French commercial lease) remains a perfectly valid option: it's a different project, not an inferior one.
How to choose the right space
- Check how much you'll really use the services: if your team never sets foot on the roof terrace or attends the events, you're paying for everyone else.
- Test the acoustics of the enclosed offices and how available the meeting rooms really are.
- Compare like for like: meeting room credits, extras, private floor space per desk.
- Think about commitment: from 1 month, sometimes by the day; a longer commitment is negotiable (around 15% average difference between list price and signed price – see our negotiation tactics).
