Small office space in Paris for 2 to 10 people

Office in Paris with parquet flooring and mouldings

A first team in Paris rarely has more than ten people: a country manager, a few salespeople, sometimes one or two tech hires. For small teams like these, Paris has a deep market for small office space. In fact, it is the most widely available office size. You still need to know what budget to plan for, which type of office to choose and where to look. Here are the figures from our catalogue as of October 2026, along with our advice.

Source: Desk to Desk catalogue, around 1,300 listings of 2 to 10 desks in Paris, October 2026. On average, allow around €730 per desk; the neighbourhood accounts for most of the difference.

The median is not a minimum: in almost every arrondissement, offices rent for well below it, and we regularly find solutions for tighter budgets. Give us your real budget, not the market's.

As a guide, half of all offices with around ten desks rent for between €5,500 and €9,000 excl. VAT per month. Prices for each arrondissement are kept up to date on our search pages.

Which type of office suits a small team?

For 2 to 10 people, two options dominate the market, both under a service agreement, with no nine-year commercial lease:

  • A private office in a business centre or coworking space: an enclosed office for your team alone, in a shared space with reception, meeting rooms, a kitchen and breakout areas. This is the most plentiful option, with commitments from one month. Ideal for getting started, recruiting and meeting other companies.
  • A managed office: a fully private space in your name, fitted out and run by an operator. Less common under 10 desks, it suits teams that want to host visitors in their own premises or keep their business confidential.

To compare the two, read our guide to coworking in Paris and our guide to managed offices in Paris.

Plan for your team's growth

A small team grows fast, especially when you are entering a new market: the two people you arrive with can become eight within a year. Three rules of thumb help you avoid moving too soon:

  • Rent for your headcount in six months' time, not your day-one headcount: an empty desk costs less than a move.
  • Ask about expansion options in the same building: many operators have several offices of different sizes and make it easy to move from one to another.
  • Negotiate the term and notice period: a short commitment with one to three months' notice keeps your options open.

Where to look, depending on your business

Small offices can be found everywhere, but some neighbourhoods have more of them:

  • Le Sentier and the 9th for start-ups and tech teams: see the 2nd and the 9th arrondissement.
  • The 8th and the 17th for consulting, finance and teams that host clients: see the 8th and the 17th.
  • Eastern Paris (10th, 11th) for lower prices and a lively neighbourhood: see the 10th and the 11th.

Coming from abroad?

For a foreign company, a small team is often the first step in France. An office under a service agreement lets you move in within a few days, with no nine-year lease or hefty guarantees, and a registered business address (domiciliation) is often available there too. Everything is covered in our guide to opening an office in Paris as a foreign company.
